Transaction Timeline for Disclosures
Day that other party is notified of contract acceptance is day 0. All timelines begin from there and are made up of calendar days.
Contingencies- All contingencies must be resolved as set forth in the contract before the parties are obligated to perform.
Inspections- Inspection period runs 10 days from contract acceptance unless otherwise specified.
SPDS will be produced by the seller within 5 days of contract acceptance and delivered to buyer.
Insurance Claims History (CLUE) - Insurance claims history must be provided by the seller within 5 days after contract acceptance. Buyers must obtain an agreement for insurance during the inspection period if it's material.
Infestation Report- must be obtained during the inspection period.
HOA- Information required from seller within 10 days of contract acceptance.
Lender considerations- Loan applications must be completed within 5 days after contract acceptance. The buyer must sign documents at least 3 days prior to COE.
Final walk through – schedule for at least 3 days prior to COE.
All timelines are subject to change as accepted by buyer and seller with written notice or in contract.
