Kevin McClure

Kevin has been in Real Estate since 1994 and has spent much of that time specializing in multi-family and income properties. Working hand in hand with clients helping them reach their investment goals. He values his clients and makes their needs and their investment's potential the top priority. He has also listed and sold single-family homes and condominiums throughout the Maricopa County and specializes in Phoenix, Scottsdale, Mesa and Tempe. As a Realtor Kevin has the belief that marketing and negotiating skills are a top priority.

The MLS had some rule changes and improvements that went into effect on November 18, 2011.

Rule 8.24 Photo Requirements – The front exterior photo must be used as one of the photos on a property.  It does not have to be the main photo or first photo just one of the photos.

Rule 10.8 Active With Contingencies- MLS has removed AWC-C, AWC-I and AWC-O as a status.  MLS has condensed all of these statuses into AWC.  The following is the implemented rule from the MLS.

On November 18, 2011, ARMLS® will implement a change to simplify Active With Contingencies(AWC) Status.  Seller Written Instructions (AWC-I), Contingent Offers (AWC-C), and Existing Option to Purchase (AWC-O) will be removed and AWC will be added as a replacement.
AWC status will continue to be used when a listing is under contract, but the Seller wishes to continue to market the property or as outlined in the Short Sale Policy.  As before, if the Seller does not wish to continue to market a property that is under contract, then place the listing in Pending status.

Section 2D Title Company Language – Agents and sellers(banks) can no longer require the use of a specific title company in the MLS.  You can recommend or suggest a title company but only in Private or Semi-Private remarks.
